A modern office and flex building with glass storefronts and roll-up doors in Florida

Office and flex projects range from small professional suites to flex buildings that pair front offices with warehouse or shop space in the back. Tenants change often, so layouts, HVAC zoning, power distribution, and plumbing need to adapt to new uses without starting over each time.

Florida engineering concerns

A change in how a space is used, such as office to light assembly or storage, can change its occupancy classification and trigger new fire separation, egress, and accessibility requirements. HVAC design has to control humidity as well as temperature. Rooftop equipment and new wall openings need wind design, and restroom counts must match the occupant load under the Florida Building Code, Plumbing. Mezzanines add occupied space, which can affect egress, accessibility, and structural loads.

How Grey Load helps

We prepare or coordinate buildout plans with MEP design, check the code impact of the planned use, and design structural changes such as new openings or mezzanines. Reviewer responses and construction-phase support are included when the scope calls for them. In multi-tenant buildings, we plan shared systems so the next tenant change is simpler. Every project starts with a free consultation.
