Franchise brands arrive with prototype plans and strict standards. Those prototypes are drawn for a generic site, often outside Florida. Each new location needs engineering that adapts the brand's design to the local code, the site, and the jurisdiction's review, whether it is a new freestanding building or a conversion of an existing space.

Florida engineering concerns

Prototype structures often need changes for Florida wind loads, including roof connections, canopies, and storefront glazing. Prototype MEP systems may also need changes for Florida's energy code and humidity. A flood zone may raise the finished floor, which affects ramps, entries, and site grading. Every county and city applies its own site standards for parking, access, and landscaping, and drive-thru stacking can draw close review. Brand elements such as entry canopies and signage structures still need local permits.

How Grey Load helps

We review the brand's prototype, identify what must change for the site and the code, and coordinate the structural, MEP, and site documents for permit. For operators planning several locations, due diligence on each site can flag problems before a lease or purchase is signed. Every project starts with a free consultation.
